Special Exception - and Our Intentions

Dear Neighbor,

                We would like to take this opportunity to express our desire to receive a Special Exception to use the building at 1104 N Jefferson St, as a non-retail, Professional Real Estate Office.   We have been selling, renovating, and managing properties in the city of Jackson since 2003, and to date we have renovated over one hundred houses. We live with both of our families, work, and go to church in Belhaven.  We feel that this office would allow us to serve our neighborhood more effectively and broaden the scope of our service to our community. 
                This building is currently a dilapidated six-plex on the dividing line between the commercial and residential portions of our neighborhood.  As all property to the south and west is already commercial, and this property will look directly across the street at the Baptist Hospital Development, we feel that this property will not represent a harmful or foreign addition of commercial use to the area.  If given the Special Exception, we would operate during normal business hours on weekdays only with rare exceptions on Saturdays, but never on Sundays. The property already has four off street parking places.  No off street parking will be needed or allowed.  Also, if given the opportunity to convert this property to a “higher and better use,” we could afford to spend substantially more money renovating the property and improving its contributing esthetics than the property could justify if left a multi-family rental property. 


What is a Special Exception?

Answer:  It is the right to temporarily use a building for a use that is not typical to the particular zoning.  This is an annually renewable and inspected by the city

    
     We have been working extensively with the Greater Belhaven Neighborhood Foundations, the Belhaven Improvement Association, and the neighborhood residents for the last few months to come up with a plan that would not just be palatable but actually improve the area.
